Do you want monthly cash flow or capital growth?

Both models work inside a trust. What changes is where your return comes from.

02 · How it works

From your contribution to your cash flow, step by step.

All of a property's investors are part of the same trust. Your money goes to the trust, not to eGOa.

  1. 01IssueThe property's value is set and it's divided into stakes for the investors.
  2. 02FundingFrom US$ 15,000. Your stake is your contribution divided by the property's value.
  3. 03TrustIt receives the money directly in its account, buys or develops the property and holds it, separate from eGOa's assets.
  4. 04OperationThe property is rented out by season. Management (15%), the reserve fund (5%) and maintenance are deducted.
  5. 05DistributionYou receive your net share, with 5% tax. At the end of the term the property is sold and the value is shared out.
Example with numbers · Dúplex Miramar

This is how your share is calculated

With a US$ 100,000 contribution, the share at US$ 48,498, seasonal rates and 80% occupancy.

03 · Tax efficiency

The same income, more money for you.

As a beneficiary of the trust you pay first-category income tax: 5% on the income. A traditional company pays 29.5% on profit and another 5% when it distributes dividends.

Illustrative example with the Dúplex Miramar figures (whole home, 80% occupancy, 15% management, 5% reserve fund, maintenance S/ 490 a month). The tax treatment is detailed in each issue's documents.

05 · Security

Your investment backed in four layers.

Real asset

Every transaction is backed by a property. Behind your stake there's a concrete property.

Trust

The trust company holds the property and the money, separate from eGOa Capital's assets.

Participation certificate

You're a settlor and the trust company gives you a certificate that proves your percentage.

Legal framework

Trust company supervised by the SBS (Law 26702) and structured trust supervised by the SMV. Each project operates independently.

06 · Questions

What every investor asks.

What exactly am I buying?

A stake in the trust that owns the property. If your contribution equals 25% of the property's value, you're entitled to 25% of the net income and of the sale value. You receive a participation certificate from the trust company.

What costs are deducted?

From the rent collected: 15% management, 5% reserve fund and 5% tax. Plus the home's monthly maintenance (utilities included), which is split among everyone. What you see in the simulator already deducts them.

What happens if the property isn't rented out one month?

That month the distribution goes down, because the holding costs still have to be paid. That's why the advanced simulator shows a conservative scenario with lower occupancy.

And if construction is delayed in Cimientos?

The term gets longer and your annual return goes down. The simulator's conservative scenario assumes a 6-month delay so you can see it before investing.

Can I exit before the term ends?

Your exit (how to sell or transfer your stake) is set in writing before you sign, in each issue's documentation. Your advisor explains it before you invest.
